33 acres of site redevelopment - 11 new buildings and renovation of existing 120,000 sq ft UPI (Clinic Building South) building - Prequalifications for Divs 1/2/3/Mech/Elec closed -Prequalifications on all other scopes prequalifying ASAP -scope of project as follows: Buildings) Concourse- The Concourse includes a multipurpose room, dining area and support areas such as retail space and a coffee shop and is configured like a spine in the north-south direction. Approximately 1,100 ft long, the width of the Concourse varies from 28 ft on the south side to approximately 50 ft on the center and approximately 28 ft on the north side.The roof of the Concourse is three stories above the Concourse floor level and is a curved shaped roof with a minimum roof height of 60 ft above the concourse level.Pedestrian bridges are located on the second and third floors to facilitate east-west wing access. The area of the Concourse at ground level is approximately 71,667 sq ft and the area of the second floor pedestrian walkways is 16,167 Sq ft and the third floor pedestrian walkway is 16,394 sq ft. A 16 ft wide service corridor is located under the Concourse and connects the Energy Center on the north to the Research and Development building on the south.The primary purpose of the service corridor is to provide access to service level of all the buildings located on the South Parcel for material transport as well as housing all the utilities from the Energy Center to the buildings served. Inpatient Buildings North and South (Health Care occupancy, except the Service level) -The Inpatient Buildings North (IBN) and South (IBS) connect to the west side of the Concourse. Both three-story buildings are also contain mechanical penthouse and basement (i.e., service) levels. Floor to floor height is 20 ft with interstitial spaces within the service level, first, second and third stories. A one story at grade section is provided to connect the IBS and IBN. A pedestrian walkway is provided between IBS and IBN at level two. Diagnostic Treatment (D&T), (Health Care occupancy, except the Service level) -The D&T also connects to the east side of the Concourse. A courtyard is located between the D&T and the Concourse, at all levels. Like the two Inpatient Buildings, this building is three stories in height plus mechanical penthouse and basement/service level. Floor to floor height is 20 ft with interstitial spaces within the service level, first, second and third stories. Area of each story is approximately 70,000 sq ft.A one story at grade, enclosed pedestrian walkway connects the D&T Building to the South Inpatient Building. An enclosed pedestrian walkway is provided at the third floor connecting D&T to the IBS.Research Building, (Business occupancy) The Research building is located at the southeast portion of the South Parcel and connects to the east side of the Concourse via a pedestrian walkway at the first floor. This building is three stories in height plus a mechanical penthouse and a basement/service level. Floor to floor height is 16 ft except that service level floor height is 20 ft.Clinic Building South (CBS). (Business and Assembly occupancy) The existing University Physician Inc (UPI) is now called the Clinic Building South (CBS). The CBS is an existing four story steel frame building (with a small penthouse) located at the southwest portion of the South Parcel. This building will be partially renovated with this project. The area of each story is approximately 32,000 sq ft. Clinic Building North and Clinic Building Center (Business Occupancy) The North and Center Clinic Buildings are attached to the west side of the Concourse. These buildings are three stories in height plus a mechanical penthouse and a very small basement/service area. Floor to floor height is 20 ft.Parking Garages - South Parking Garage (Parking Visitor South-PVS; underground) -A three level underground parking garage is located to the west of the Concourse and to the north of the CBS. The area of each parking level is 77,183 sq ft.North Parking Garage (Visitor-PVN)- The north visitor parking garage and service yard will be five or six garage tiers above grade with a high ceiling bay and partial-underground truck loading garage at the first level. North parking garages (Parking Staff North-PSN) includes two garages, East and West These two garages are connected to each other via bridges. The North-East and North-West parking garages have four or six tiers. The North-West parking garages will have five or six tiers. Energy Center -Energy Center (Industrial and Business Occupancies) The Energy Center is a two story building with a pump basement below Service Level. The Energy Center houses electrical equipment, generators, the fire pump, chillers, boilers, offices, shops and similar. It is connected to the Service Corridor.
