The successful roofing consultant shall: a) Study and review the facility's as built drawings. b) Provide a visual inspection of the roofs. c) Make designated roof openings to verify substrate conditions. d) Prepare plans and specifications for performing corrective measures. e) Prepare plans, detailed drawings and specifications for repairs. f) Conduct a pre-bid conference with prospective roofing contractors. g) Help qualify prospective bidders. h) Maintain meeting minutes. i) Develop and distribute addendums to perspective bidders. j) After award by York County, prepare contracts for signatures. k) After approval of the contract, review and approve the successful contractor's materials list, shop drawings and other submittals. l) Conduct a pre-construction conference to include taking minutes. m) Administer the construction phase to include resolving issues, administering progress meetings and approving payment request. n) Upon completion of work, conduct an inspection of the roof and provide a list of deficiencies for the contractor to correct. o) Provide a final inspection. p) Closeout project for final payment.
